Firestopping looks like a small trade with a simple job: seal the hole, rate the joint, move to the next penetration. The material cost is real but modest. The actual risk isn't the caulking gun work — it's the assignment. Nearly every mechanical, electrical, plumbing and fire protection division on a tender carries language disclaiming firestopping at its own penetrations, and that disclaimer routinely lands on this trade by default rather than by an explicit clause anyone actually wrote and priced.

What's reliably yours

  • Through-penetration firestopping — listed systems at every rated penetration. Extract the rated-assembly schedule and any penetration counts specifically, because the count is the bid; everything else is unit pricing against it.
  • Fire-resistive joint systems — head-of-wall, wall-to-wall and floor joints in rated assemblies, priced with the movement capability the listed system actually provides, not a generic linear-foot rate.
  • Joint sealants complete — interior and exterior sealants per the joint schedule: perimeter of frames, control joints, dissimilar materials, wet areas, with the backer rod and primers the system calls for.
  • Smoke seals — smoke-seal requirements at non-rated but smoke-controlled assemblies, a different code trigger from fire rating and easy to miss if you're only scanning for rated walls.

Where the fight actually happens

Expansion joint cover assemblies

Architectural expansion joint covers are frequently split off to the misc metals trade, or supplied direct by a specialty manufacturer with no clear installer named. Extract the system names specifically and confirm whether the cover assembly itself — not just the fire-rated core behind it — is priced here or elsewhere. Assuming it's included because "expansion joint" sounds like firestopping work is exactly how it gets missed by both sides.

Acoustic sealant

In most tenders the drywall trade applies its own acoustic sealant at partition perimeters to hit an STC rating, self-performed as part of the wall assembly. Some specs instead centralize all sealant work — including acoustic — under this section. The two arrangements look almost identical on paper until you check who the spec actually names, so don't assume drywall self-performs it just because that's the more common pattern.

Curtain-wall perimeter fire containment

Safing at slab edges behind a curtain wall is claimed by both sides of this boundary about as often as it's disclaimed by both. Glazing packages sometimes treat it as part of system continuity since it touches their anchors and mullions; firestopping packages sometimes treat it as outside their scope since it sits inside someone else's wall system. Extract who actually carries it before pricing — a gap here isn't a small miss, it's real linear footage around the entire building perimeter, at every floor.

The other half: what isn't yours, even when it looks close

  • Firestopping carried by mechanical and electrical trades — the classic assignment fight. Extract the exact assignment language from Divisions 21 through 28 and cross-check it against 07 84 00. Whoever loses this argument pays for it twice: once assumed included in someone's base bid, once as a change order nobody wanted to write.
  • Applied fireproofing — SFRM and intumescent coatings on structural steel are a genuinely separate trade, priced and inspected completely differently from through-penetration firestopping despite the similar-sounding name. Record it as a note so the two scopes don't get merged by accident during takeoff.
  • Glazing sealants within systems — structural silicone and weatherseal sealant applied as part of curtain wall fabrication and installation is the glazing trade's own scope, not field sealant work that lands here.

Four things that hide outside the rated-assembly schedule

  • Third-party inspection requirements. ASTM E2174 (penetrations) and E2393 (joints) inspection language, destructive-test sampling rates, and — the part that actually costs money — who pays when a sampled installation fails and has to be reopened and redone.
  • System availability for odd assemblies. Unusual substrate combinations or oversized penetrating items with no listed UL/ULC system need an engineering judgment from the manufacturer. That's added cost and lead time on a condition the drawings show once and move past. Flag every non-standard condition before pricing, not after the submittal gets rejected.
  • Sealant colour and joint sizing. A custom colour match carries a real price and lead-time premium over stock colours, and a joint drawn wider or narrower than a given sealant's rated movement range needs an entirely different product, not just more of the same one.
  • Labelling and documentation. Permanent penetration labels and as-built logs, required by code officials on larger institutional work, are genuine labour on a big job — not paperwork you can fold into the install rate without accounting for it.
